Brazil fits foreign-capital buyers who will register funds with the Central Bank (RDE-IED) before treating repatriation as secure, and who can meet VIPER thresholds by region (from BRL 700,000 in the North/Northeast or BRL 1,000,000 in the South/Southeast). Unlike Portugal or Spain, a qualifying purchase can itself open the residency route—documentation-heavy, but single-threaded when structured correctly.
Two distinct paths
Direct ownership and any residency route are separate mandates—each with its own diligence, banking, and counsel.
You may pursue one path, both in parallel, or neither—each is assessed on its own merits with counsel.
Sellable property
Residential and investment properties that can be structured to meet VIPER thresholds by region—always with registry, ITBI, and Central Bank registration planned before closing.
Under VIPER, a qualifying property acquisition can generate the right to residency—the only destination in our portfolio where the purchase itself may be the residency-generating act.
Residency pathway: VIPER (purchase-linked residency)
Thresholds: from BRL 1,000,000 in the South/Southeast or BRL 700,000 in the North/Northeast. Foreign-origin own capital must be registered with the Central Bank (RDE-IED)—without registration, future repatriation is compromised. Initial residency is typically four years and may become indefinite; minimum stay of at least 14 days every two years; family may be included.
VIPER is powerful but documentation-heavy. Treat Central Bank registration as part of the closing checklist, not an afterthought.
