Two distinct paths

Urban apartments, coastal homes, and income-oriented assets across autonomous communities—with tax treatment that differs materially between resale (ITP) and new-build (VAT + AJD).
Buying property in Spain does not grant residency. The Golden Visa was repealed in full on 3 April 2025; purchase remains legal—it simply no longer yields a residence permit.
Parallel visa · mobility pathway
The residency pathway may include non-lucrative, digital-nomad, entrepreneur, or highly-qualified professional visas—each with distinct income, insurance, and tax consequences. Qualifying new residents may access the “Beckham” regime (24% flat on eligible Spanish-source income). Assess the residency pathway with Spanish immigration and tax counsel independently of the property.
The residency pathway is optional and parallel. Buying the property never requires starting a residency pathway.

As of June 2026, a proposed tax of up to 100% on non-EU non-resident buyers is stalled in Congress—not in force. Even if enacted later, it would not apply to new-build purchases taxed under VAT.
