Optional — residency pathway
When residency is your goal, we design the route and shepherd each step—separate from the purchase, country by country. In Brazil, a qualifying purchase can open the VIPER route; in Portugal and Spain, buying a property does not by itself grant residency. We guide the process; we never guarantee the outcome.
Portugal
When living in Portugal is the objective and owning that exact home is not, residency is pursued through a regulated investment vehicle—typically a CMVM-eligible fund that invests in real estate without residential exposure—not through a residential deed. Blue Bridge can structure and guide this route through our own CMVM-regulated fund offerings, alongside immigration and securities counsel. Subscriptions commonly start at €500,000; fund terms, source-of-funds, and AIMA filing are sequenced after NIF and Portuguese banking readiness.
Buying property in Portugal does not grant residency. Residential property has been excluded from the Golden Visa investment routes since October 2023.
Spain
The residency pathway may include non-lucrative, digital-nomad, entrepreneur, or highly-qualified professional visas—each with distinct income, insurance, and tax consequences. Qualifying new residents may access the “Beckham” regime (24% flat on eligible Spanish-source income). Assess the residency pathway with Spanish immigration and tax counsel independently of the property.
Buying property in Spain does not grant residency. The Golden Visa was repealed in full on 3 April 2025; purchase remains legal—it simply no longer yields a residence permit.
Brazil
Thresholds: from BRL 1,000,000 in the South/Southeast or BRL 700,000 in the North/Northeast. Foreign-origin own capital must be registered with the Central Bank (RDE-IED)—without registration, future repatriation is compromised. Initial residency is typically four years and may become indefinite; minimum stay of at least 14 days every two years; family may be included.
Under VIPER, a qualifying property acquisition can generate the right to residency—the only destination in our portfolio where the purchase itself may be the residency-generating act.
